This paper examines the process of progressive digitalization – commonly referred to as PropTech (Property Technology) – that is currently affecting the real estate and construction sectors. This process has the potential to profoundly transform the industry across the entire value chain. At the same time, industry operators often appear reluctant to embrace this transition, for a variety of reasons. Although the need for industrial policy instruments to govern this complex economic and social transformation is increasingly evident, the identification and interpretation of the phenomenon remain challenging. The paper analyzes a database of 300 Italian PropTech companies and shows that only a small share of them are formally registered as operating within the construction and real estate sectors, while the majority are classified as ICT firms or as companies active in other economic domains. This misclassification leads to missed opportunities to properly account for their contribution to the industry, both in terms of digitalization and productivity. The paper concludes by calling for greater attention from national and international institutions to properly acknowledge and interpret the digitalization wave in the real estate and construction sectors, so that it can be fully leveraged as a driver of economic and digital development in Italy and internationally.
